By accessing or using SoldPrices.uk, you agree to these Terms of Use. If you do not agree, please do not use the service.

2. About the service

SoldPrices.uk provides access to publicly available property transaction data for England and Wales, along with tools for searching, analysing, and presenting that data. The service includes free property search features and paid features (reports and AI research) available via a credit-based system.

3. Not professional advice

Nothing on SoldPrices.uk constitutes financial, investment, legal, or professional advice.

All information, including property data, AI-generated insights, and market reports, is provided for general informational purposes only. You should not rely solely on the information provided when making property, financial, or investment decisions. You use the service entirely at your own risk and should seek independent professional guidance where appropriate.

4. Data accuracy and coverage

Property transaction data is sourced from HM Land Registry and covers England and Wales only. Additional data (schools, crime, flood risk, EPC ratings) is sourced from other UK government datasets. While we aim to present accurate and up-to-date information, we do not guarantee the accuracy, completeness, or timeliness of any data. Data may be delayed, amended, or incomplete. See our Data Sources page for full details.

Scotland and Northern Ireland property transactions are not available on this service.

5. Acceptable use

You may use SoldPrices.uk for personal use and reasonable research purposes.

You must not:

• Scrape, harvest, or systematically extract data in bulk
• Use automated tools to access the service excessively
• Attempt to disrupt, damage, or overload the service
• Reproduce, resell, or commercially exploit the service or its outputs without permission

We may implement rate limiting or technical measures to enforce these restrictions, and may monitor usage and take action where use is excessive or abusive.

6. Downloads and reports

Where we provide downloadable content (such as reports or Excel files):

• These are for your personal or internal business use only
• You must not redistribute or resell them without permission
• Downloads may be subject to a maximum of 10,000 rows per export

7. Accounts and credits

Certain features require an account and credits. When you register an account, you are responsible for maintaining the security of your login credentials. Credits are purchased via our payment provider (Stripe) and are used to generate reports and ask AI research questions.

• Reports cost 3–6 credits depending on type; AI questions cost 1 credit
• Credits do not expire
• Credit balances are non-transferable
• Pricing is displayed at the point of purchase and may change at any time, though purchased credits remain valid regardless of subsequent price changes

8. Refunds

• Unused credits may be refunded within 14 days of purchase
• Used credits are non-refundable. However, if a report or AI response fails to generate due to a technical error, we may re-credit your account
• Re-credits are issued as replacement credits, not cash refunds
• If you believe you have been incorrectly charged, please contact us and we will review your case

All refund and re-credit decisions are at the sole discretion of SoldPrices.uk.

9. Intellectual property

Property transaction data is © Crown copyright / HM Land Registry, licensed under the Open Government Licence v3.0.
All other content, including the SoldPrices.uk website design, software, and presentation, is © 2026 SoldPrices.uk.

10. Suspension and access

We reserve the right to suspend, restrict, or terminate access to the service or any account at any time, without notice, if we reasonably believe:

• You are in breach of these terms
• Your use is excessive, abusive, or harmful
• It is necessary for security or operational reasons

11. Limitation of liability

SoldPrices.uk is provided "as is" without warranties of any kind. To the fullest extent permitted by law, we are not liable for any loss, damage, or decisions arising from use of the service, reliance on any information provided (including AI-generated content), or inability to access the service.

12. Changes to these terms

We may update these Terms of Use from time to time. The latest version will always be published on this page with an updated revision date. Continued use of the service constitutes acceptance of any changes.

13. Governing law

These terms are governed by the laws of England and Wales.
